Wondering if you should buy now or wait until spring? I love helping clients buy homes in the fourth quarter. Why? Because I think it’s a very synergistic time for both sellers and buyers to meet in the middle. Seasonally, this is a time of less inventory, but it’s also a time of more sane pricing. And you just never know if your dream home may be out there waiting for you to find it. So don’t give up!
Here are three benefits to buying a home in the fall/winter season:
#1 | Less Competition. As we near the holidays, fewer buyers think of buying as they get busy with other end-of-year preparations. Highly desirable homes in the most desirable neighborhoods may still see multiple offers, but biddings wars are far less common.
#2 | Motivated Sellers. Many sellers who list their homes this time of year need to sell their home or simply want to expedite the process so they, too, can enjoy the holiday season. Sellers may be more willing to negotiate—on price, a rent-back, repairs, a seller rate buy-down, etc. This may be the time to finally have your contingent offer accepted.
#3 | Sane Pricing. Related to #1 and #2 above, prices may be softer and sellers are often more flexible and willing to make the deal work because of less competition for homes. Work with an expert agent who knows the market and provides you with knowledge and know-how to negotiate, which will help you make the best decision for you and your family.
